Price is a function of design, sweat-equity, and quality of finish. A simple rectangle is cheaper than a round house, or a house with many angles or corners. Your own labor is less costly than hiring a crew, and labor is about 65% of the cost of a house. Gold plated faucets cost more than chrome. Sub Zero is more costly than Kenmore, etc..
If you choose to take the time to collect all your building materials from recycling yards, buy close-outs or discontinued product, and then do all the work yourself, your house will cost less.
So, how do you know what your house will cost with Cash Value Home Alliance?
We start with a simple fact. In our years of Owner Builder Consulting, we have never had a customer's house costing more than 80% of the appraised value of the house. In other words, in the neighborhood in which you'd like to build, determine the price of the homes there, compare apples to apples (same size home on same size lot), take 20% off the price of comparable home and use as your approximate worse case cost. (Ex: $500,000 valued home, less 20% or $100,000, would cost not more than $400,000). This method is reliable in determining your early costs and expectations.
